John Unit 3Participant[6/10] Zoe sent 2 quote for Leaking Shower Tray Repairs Unit 13
[10/10] Tim Moore want break down price , in order to let owner of 13 pay part of repair cost
[11/10] Zoe from Strata sent the break down quote , requested by Tim Moore above
[14/10] John (myself) enquiry about why the repair price need to break down and Unit 13 was treated in the differnt way which Unit 8 ( Tim Moore’s Unit ), owner has to pay the thing which is broke by the repairer when repairing
[14/10] Alex ( owner of Unit 13 ] also have the above eqnuiry why suddenly the repair cost is break down[Communication emails quote below and related PDF document attached ]

When the leaking issue involving my unit and unit 10 has been dragging for so long, I feel our needs are neglected as equal levy payers, and didn’t receive the service as promised.
As John mentioned in his email, in past similar cases/jobs, all the charges were paid by the strata. So I don’t see why should be any difference this time.
Furthermore, many of the jobs done in the past didn’t actually get the majority votes of the committee since some of us for some reasons didn’t reply every email. Then the strata manager would go alone with the committee members who advised on such matters.
In our case, there are 2 votes for such charges be covered by strata as always. May I suggest to set this Tuesday (18 Oct) as a deadline for other members to clearly identify their positions on this matter. And the work order shall be given to the contractor by this Wednesday.
And I also need to know is the strata going to do something for the damage of my ceiling paint which was caused by the water leak from unit16. (as I mentioned in my previous email)

I try to reach you on your direct line with no success.
I thought I might be able to explain why I compare jobs which look like has nothing to do with each other. In both cases of carpet cleaning and blocked drainage jobs, the owner’s portion of charges are all paid by the strata.
And could you please seek other committee members’ instructions and set a timeline? As far as I know, we have two votes in favor of strata paying the whole charge of the waterproofing job.
Or could other committee members just give your instructions to the strata manager. It has been more than six weeks.

Hi Alex,I don’t understand why you are referencing a job that has absolutely nothing to do with waterproofing and the issue cannot be compared.
As I requested, we need clear instructions on this matter with the waterproofing in order to finalise this matter.

Please refer to the below snap shot from Strata Community’s “Who’s responsible Guide” which outlines that internal walls are the responsibility of the Owner.
Should the Committee wish to not on charge that portion, that is fine however we need majority approval and this will need to be ongoing for any units that have the same issue.
Furthermore, unless a Plumber can specifically advise which unit is throwing nappies etc down toilets, we cannot on charge the costs.
Majority of the SC members have approved the attached Quote from Megasealed, I have asked them to amended their quotation to make it clear enough to itemise what is the Owners Cost & Strata Cost.
Once we receive the amendment, I will reissue to all SCM.

I go with the quote from Megasealed, for reasons they at least take the time to come and check out before they give their quote.
And I don’t agree with breaking up the cost and charging some of it to the owner. That’s not the usual practice. If I recall correctly, not long ago we fixed the pipe because someone flashed nappies and wipes down their toilet. And we also paid carpet cleaning fees out of good will. All those costs are not charged to the owner. So I am asking to be treated the same.

Afternoon Zoe,
My recommendation is to accept Megasealed quote 26013 as it slightly cheaper.
However, there may be additional charges (quoted basis) once the shower cubicle is stripped down for repairs.
It would also be good to see a breakdown of their quote and eventual invoice so we can separate charges to the body corporate and charges to the owner.Regards
