Replacement of RHS front door and door frame, minor repairs to LHS door frame

Dear Committee,

Jim had advised me of the following:

This property voted to accept the attached quote from Emlock for the replacement of the RHS front door a couple of years ago. It wasn’t replaced as they had to spend money on the roof. Now the LHS door frame has rotted so that needs replacing as well. They voted to replace the RHS in a like for like fashion as below. They may want to go with an aluminium door this time around but they wanted wood in the past.

Composition of replacement entrance door.
Resolved that the Owners Corporation approve the replacement of the main entry door, sidelight and
surrounding frame with timber and that the dimensions of the door will be the same, that the colour
will match the brown colour of the existing window frames and trim and that plain, frosted, laminated
glass will be used.

May the Committee please advise if I may contact Emlock and confirm if they will hold the price on the attached quote? Please let me know if I should ask for Emlock to also quote on an aluminium option also?

Hi Georgia

Good day , to me, I am not in favour of spending nearly 5000 dollars ( nearly 300 dollars to each unit ) to replace the doors.

In my opinion , I could not see any of the below points can be achieved by replacing an expensive front door.
Not much difference will be made if we cannot stop people keeping the doors open, in their various ways .
I will prefer to fix the existing doors to perform proper function ( like the east wing ) and notice people not keep the doors open
Then we can focus more on other higher priority issues, like the trees, which made us spend a lot of money and caused many problems, every year
a. Increase the value ( or rent to some owners ) of the unit, comparing with many other modern apartments in Hurstville
b. Increase safety to the residents living in the building
c. Reduce inconvenience to the residents living in the building

Hi Tim,
Originally i was up for aluminium door but everyone else was more keen for timber door as otjer side didn’t need to be changed..
Regarding electric striker on the door as long as they cut hole for existing one i can sort it out and connect it without any charge even supply tje new one if necessary …
They are only like $50

Hi Zoe,

I support –
1/. Replacement of the Units 1 to 9 entry door in it’s entirety – the Strata Plan committee approved this work at the 2019 AGM. Snips from 2019 AGM minutes supporting this are pasted below.

2/. Repair of the Units 10 to 18 door jamb and any other minor repairs required such as door closer adjustment to ensure door closes and latches. The door jamb only needs a 90 degree bracket at the bottom of the right hand door jamb to restore the integrity of the door jamb. All timber work associated with the door need repainting.

Hi,

I would prefer to delay this cost if that is possible, if repairs can be done instead to extend the life of the existing. The RHS needs to be fixed, but if a bottom angle bracket achieves this then i am happy.

Once the doors do need to be replaced, my preference is aluminium as the wood is constantly rotting and degrading due to weather. There is no issue if one side is wood and the other aluminium as all people will only access 1 side or the other, not both so no issue if they are different. And eventually, both sides will have to be replaced.

I support replacing front door in its entirety. Understandably there is an additional cost but with covid lockdowns finished and the increase in movement in the area security to the building is currently compromised and will continue to be with the wood/timber door currently.

Hi everyone,
Another problem with the existing doors is that the glass is not safety glass and we risk someone being cut badly in the event of a glass breakage.
The bottom panel on the RHS door has a big crack across it and a temporary repair has been carried out to stop the glass from falling out.
Safety concerns are my main reason for recommending replacement of the RHS door.
