The decision to proceed was made at the 2019 AGM – we should go ahead as agreed.
Three proprietors are definitely in favour of replacing the door –
Unit 9 – Kevin Franklin
Unit 8 – Tim Moore
Unit 6 – Davorin Popovic.That’s 3 out of 5 on the SP committee.

Subject: Fencing Carrington AveHi Georgia,
With respect to the fencing at No.23 Carrington Ave / 8 Gloucester Road Hurstville, we have been requested by the church trustees to proceed with the fencing at the subject site and that we are to deal with the church directly in relation to payments. On this basis, we are happy to proceed, however, we request your confirmation that there is no objection by the strata committee in terms of permission to access the property. In some instances, we would also seek to access via the driveway where materials need to be carted in toward the work face (as there is virtually no vehicular access to the work face via Carrington Ave).
We wish to start immediately (tomorrow if possible) with the first item of work being to put up a temporary fence for public safety, followed by clearing some shrubs and pulling back any leaf litter in the way. Time permitting, we will try and remove the old fence otherwise we can do this activity early next week. Weather pending, early next week we aim to start constructing the new concrete sleeper retaining wall then follow with the installation of the new fence.
At this point in time, we understand that the new fence will be colourbond and will match the existing fence at the rear of 8 Gloucester. We believe this would be the best option rather than introducing a new material/colour. Should there be any changes to the proposed fence type, we will advise accordingly. Furthermore, should you not agree with the above, please do not hesitate to call directly to discuss.
Should you require copies of our insurances/licenses, please advise and I will arrange for our accountant to forward the necessary paperwork.

Good day , just a question, do we have to renovate our fence ? As I understand, this is just the church want it done because they made a new building
Also, the intersection between us and the church new building looks very small, our next block have more intersection with them
If they want it done, they need to pay for it. if they do not want to pay , just keep it as it is, , isn’t it
The current fence is quite good and does not look old. It does not make different to residents living in our block , whether or not we have a new fence
We will have to pay 400+ dollars per unit for this . I will not think it is necessary.Honestly , the church already makes quite much noise to us , I do not understand why we have to spend a few hundreds per unit for their renovation , to make them happy only . They are rich , and built a big and brand new building

1/. Replacement of the Units 1 to 9 entry door in it’s entirety – the Strata Plan committee approved this work at the 2019 AGM. Snips from 2019 AGM minutes supporting this are pasted below.2/. Repair of the Units 10 to 18 door jamb and any other minor repairs required such as door closer adjustment to ensure door closes and latches. The door jamb only needs a 90 degree bracket at the bottom of the right hand door jamb to restore the integrity of the door jamb. All timber work associated with the door need repainting.

Hi Tim,
Originally i was up for aluminium door but everyone else was more keen for timber door as otjer side didn’t need to be changed..
Regarding electric striker on the door as long as they cut hole for existing one i can sort it out and connect it without any charge even supply tje new one if necessary …
They are only like $50

Hi GeorgiaGood day , to me, I am not in favour of spending nearly 5000 dollars ( nearly 300 dollars to each unit ) to replace the doors.
In my opinion , I could not see any of the below points can be achieved by replacing an expensive front door.
Not much difference will be made if we cannot stop people keeping the doors open, in their various ways .
I will prefer to fix the existing doors to perform proper function ( like the east wing ) and notice people not keep the doors open
Then we can focus more on other higher priority issues, like the trees, which made us spend a lot of money and caused many problems, every year
a. Increase the value ( or rent to some owners ) of the unit, comparing with many other modern apartments in Hurstville
b. Increase safety to the residents living in the building
c. Reduce inconvenience to the residents living in the buildingYour Sincerely
